Project Update:

The site has been hopping this month with crews working toward preparing the project to hit the market. The site is coming along, yet we are seeing delays due to getting the slabs repoured in units 1 & 2. We are looking to have this work wrapped in June which will allow us to deliver units as we will pour all of the onsite concrete for landscaping.     Activity – 5/1 – 5/31

    Exterior painting is 95% complete

    Electrical – main service connected

    Gutters ands scupper boxes have been installed and connected to our storm drains

    Mechanical – Units 3, 4 & 5 all have permanent heat in place

    Site drainage and grading complete in preparation for landscaping

    Units 3,4, 5 – Wrapped in preparation for flooring, carpet and countertops

    Units 3,4, 5 – Tile in guest and master bathrooms is 95% complete – will wrap when countertops are installed

    Rooftop & Porches – Decking has been delivered to the roof along with stair stringers and sub decking material (pedestal system)

    Units 1 & 2 – Upper floors have been drywalled, textured, primed and finish coated

    Units 1 & 2 – Upper floors have been prepped for tile, installation commenced

    Marketing – Updated comp set pricing sent through to ownership for review

    Upcoming Activity Preview (2-4 Weeks)

    Marketing – awaiting the word to bring in the staging company and get rolling

    Slab rework to wrap up this month in units 1 & 2

    Concrete to be poured in Units 1 & 2 as well as onsite for landscaping planters, etc.

    Tile will continue in the upper floors of 1 & 2

    Units 3, 4 & 5 – countertops and flooring to be installed first/second week of June

    Marketing plan will continue to be executed. Listing units for sale scheduled for beginning of June

    Guardrails, handrails and steel canopies will be installed this month

    Landscaping to commence at the end of June

    Contracts & Finishes:

    Plumbing fixtures have arrived and are sitting in storage (toilets and sinks are outstanding)

    Electrical fixtures have arrived and are sitting in storage

    Carpet, Hardwood & countertops – scheduled for June install

    Appliances (Refrigerators, Dishwashers, Ranges, Microwaves and Hoods) – all in storage

    Overage budget has been submitted and approved.
