Project Update:

Framing continues at a solid pace as we cruise out of August and into September. Project is on track to be dried in by the end of October. Starting to field purchase inquiries now that the project is going vertical which is exciting!

    Activity – Weeks Ending 8/20 & 8/27

    First Floor framing inspection passed & framing wrapped up – Walls, TJI Floor Systems and Sheathing. Worked through several questions with Malsam Tsang (structural engineer) on Hold Downs, Stairwell, Beam/Post Sizes and Bracketry. All handled and clear path for framers provided.

    Utilities have been backfilled and prepared for next step of the process which will occur once the building is dried in

    Shoring wall backfilled and monitoring is no longer required by Surveyor/Geotech. Report received and filed.

    Initial site meeting with Puget Sound Energy to discuss location of gas meters and main manifold – process will run based on a NE location

    Moving ahead with the Unit Lot Subdivision (ULS) in order to obtain individual addresses for units as well as kicking off the water metering process – Draft due back on 9/10

    Drone photos taken of the site this week. Access to them provided within the body of this email.

    Started mobilization discussion with Siding, Masonry and Roofing sub-contractors for October dates

    Check in call with B9 Architecture to ask questions and get clarity on several items. Brad is due out on the site once framing is 95% complete to walk through with us. Great meeting.

    Upcoming Activity Preview

    Framing will continue to move to the 2nd Floor

    Several lumber drops scheduled for the next week in accordance with the framing needs & for efficient execution

    Marketing meeting scheduled on Monday to begin the listing process and define strategy

    Contracts:

    Roofing contract is in place

    Siding contract is in place

    Masonry contract is in place

    Windows Ordered – 2-part delivery – September & October

    Plumbing contract executed & work has commenced

    Exterior doors have been ordered (8/27) – 5 week lead time

    Open Questions:

    Sewer line relocation for adjacent property to the North. Discussions ongoing.

    Interior finishes – Cabinetry, Lighting, Plumbing, Flooring and Tile TBD.
