Project Update:

Appears that the rains have somewhat subsided, and we are completely dried in and locked down. Exterior siding/cladding continues while the interiors are marching forward with rough-in.
I’m currently tracking 2-3 weeks behind our original schedule. I don’t feel we are at risk yet but want to call out this schedule slippage. Looking to time engineer and see where we can make up time and will report when I have more answers.

    Activity – 11/12 – 12/3

    Framing final inspections on hold due to long lead times at the city. Going to wrap all MEP rough-in and call for cover and final framing at that time

    All windows have been waterproofed and set – this is complete

    Roofing and decks have been completed along with perforations

    Exterior doors arrived and have been installed with temporary cores. Finished doors are sitting in storage until it’s appropriate to install.

    Plumbing rough-in is 95% complete

    Mechanical rough-in is underway

    Building wrap completed. Siding is moving along nicely commencing with the back and wrapping around the front

    Masonry (brick) contractor mobilization to pause until after the new year

    Inspections – will continue as necessary. Final framing/structural to take place within the next two weeks

    Plumbing fixtures for all five units have been purchased and received

    Change Order & Overages Log (Full Summary on File):

    Buyout log is currently tracking a $78,000 overage due to supply chain constraints and increased sub-contractor costs

    Change order log is tracking $55,000 in overages

    Open Questions:

    Neighboring sewer line to be installed and tie into Ashworth & the SPU main – scheduled to be completed prior to the end of the year.

    Tracking a longer lead with our Unit Lot Subdivision (ULS) as it is still sitting with the City of Seattle to approve. We need this to obtain our addresses which will unlock our water and gas metering. More to come on this.
