Project Update:

The team has continued to push forward despite a wild month of weather and an abbreviated schedule due to the holidays. We have made it through 2021 and it’s a great time to reflect on how far we have come in just a short period of time. Still have a bit to go yet but looking good as far as getting to drywall in February and listing homes on the market in April.

    Activity – 12/13 – 12/30

    Siding continues – rear of the building and the eastern and western sides + roof parapets have been completed. Front of the building is due to take place after the first of the year with Brick, Cedar and Hardie (lap and panels)

    Plumbing Rough-In completed

    Mechanical Rough-In is well underway. Due to finish up in Mid-January.

    Electrical Rough-In is underway. Due to finish up February 1.

    Pickup framing continues around the site – soffiting, furring, roof stair stringers all in preparation for drywall

    Insulation in various areas has commenced. Full insulation will follow rough-in completion and clear to cover

    Unit Lot Subdivision was completed and approved. Addresses have been provided and applications made to Seattle Public Utilities (Water Meters), Puget Sound Energy (Gas Meters) and Seattle City Light (Electrical Meters)

    Marketing is heating up with floor plan renderings, updated mood boards, updated comparative market analysis & planning for listing the units for sale

    Upcoming Activity Preview (2-4 Weeks)

    Neighbor sewer line installation and tie-in to SPU main along with rough site grading – first of January

    Siding to wrap up (Cedar, Hardie)

    Masonry (brick) contractor mobilization to take place mid January.

    HVAC rough-in to wrap up

    Electrical rough-in to continue/wrap up

    Inspections – will continue as necessary which will include Built Green blower tests, etc. prior to insulation.

    Siding contract is in place

    Masonry contract is in place

    Plumbing fixtures have been ordered for all five units and are sitting in storage

    Interior doors to be ordered (January 2022)

    Cabinetry & vanities ordered and due to be complete in March 2022

    Carpet, Hardwood & countertops – ordered and scheduled for installation

    Appliances will be ordered in January 2022

    Change Order & Overages Log (Full Summary on File):

    Buyout log is currently tracking a $78,000 overage due to supply chain constraints and increased sub-contractor costs

    Change order log is tracking $55,000 in overages
