Project Update:

Work continues throughout the project as we track toward receiving cover from the city of Seattle. We have started receiving rough in inspections in plumbing, mechanical and electrical, but we are not quite there yet. I’ve gone ahead and adjusted the schedule based on some critical items that have caused us delay.

I’m moving the project status to At Risk, which means that we will be delivering units in May versus April. I’m hoping to make up time as we work through the remaining dependencies by stacking crews in various units to knock out their individual scope. February will be a big month for us and I fully expect us to get back on track in the coming weeks.

    Activity – 1/1 – 1/31

    Hardie siding has wrapped up. We are in holding pattern for the brick and wood until we pour slabs across all five units.

    Mechanical Rough-In at 85%

    Electrical Rough-In is 65%

    Water meters were ordered and paid for. SPU is talking about a mid-April/Early may installation

    Marketing continues and we are receiving inquiries – about 2-3/week

    Roof and deck metal coping installed and wrapped up

    Sewer line connection has been made and the neighbor’s line was moved onto their property

    Insulation in various areas has commenced. Full insulation will follow rough-in completion and clear to cover

    Lighting fixtures and appliances have started arriving – sitting in the warehouse waiting for installation

    Upcoming Activity Preview (2-4 Weeks)

    Pickup framing will continue as we track toward cover (soffiting, stairwells, etc.)

    Masonry (brick) – pushed out until middle of the month. Dependent on slabs being repoured in units 3,4 & 5.

    Insulation in various areas has commenced. Full insulation will follow rough-in completion and clear to cover

    MEP rough-in to continue/wrap up by the middle of the month (2/15)

    Inspections – will continue as necessary which will include Built Green blower tests, etc. prior to insulation.

    Marketing continues and we are receiving inquiries – about 2-3/week

    4/1 – Flooring Start

    Contracts & Finishes:

    Siding contract is in place

    Masonry contract is in place

    Plumbing fixtures have been ordered for all five units and are sitting in storage

    Electrical fixtures have arrived and are sitting in storage

    Interior doors – will be ordered in February 2022.

    Cabinetry & vanities ordered and due to be complete in March 2022

    Carpet, Hardwood & countertops – ordered and scheduled for installation

    Appliances have been ordered and are arriving (sitting in storage)
