Project Update:
This has been a big month for the project, having cleared out several obstacles paving the way for subs to come in and start tracking toward finish. All trades wrapped up rough in this month and cleared the way for fire caulking, insulation, drywall, and painting. We will commence with units 3, 4 & 5 and move to the upper floors of units 1 & 2. Once these slabs are wrapped up, we will knock out the first floors and continue tracking toward delivery.
We’ve turned a corner and the finish line is in sight. Still some ground to cover, but we are on the downhill slope!

Activity – 2/1 – 2/28 |
● Framing of stairwells, passthroughs and remaining soffits for 3,4, & 5 complete ● Plumbing Rough-In complete (all 5 units) ● Electrical Rough-in 95% complete (all 5 units) ● Mechanical Rough-in 99% complete – Heat pumps have been installed on the roof as well. (All 5 units) ● Hardie siding has wrapped up. We are in holding pattern for the brick and cedar until we pour slabs in units 1 & 2 ● Marketing plan presented and working through approval process / next steps ● Additional finish materials and appliances have arrived and placed in storage |
Upcoming Activity Preview (2-4 Weeks) |
● Pickup framing as required for drywall preparation & insulation ● Fire caulking and penetration seals to wrap up in units 3,4, & 5 ● Wall cavity insulation will commence in units 3, 4, & 5 ● Built Green walk through/inspection with third party inspector for the City of Seattle ● Inspections – Cover for units 3,4,5 ● Drywall to commence in units 3,4,5 ● Waterproofing and pan setting for all tile showers to commence ● Slab rework for the first floor of units 1 & 2 to commence. Will look to wrap by end of March. ● Marketing flyers to be created (have received drafts) and signage erected on site |

Contracts & Finishes: |
● Siding – all remaining siding is onsite ● Masonry – will get them onsite when we wrap up the slab work in 1 & 2. ● Plumbing fixtures have arrived and are sitting in storage (toilets and sinks are outstanding) ● Electrical fixtures have arrived and are sitting in storage ● Interior doors – have been ordered. Slated for 3/21 delivery ● Cabinetry & vanities ordered and due to be complete in March 2022 ● Carpet, Hardwood & countertops – ordered and scheduled for installation ● Appliances (Refrigerators, Dishwashers, Ranges, Microwaves and Hoods) have arrived and are sitting in storage ● Tile has arrived and is sitting in storage |
