Project Update:

Big month onsite wrapping up the entire exterior along with moving units 3,4,5 closer to completion. Cabinetry is in place, doors and millwork complete, tile is wrapped, along with painting in each of these units. Work will continue to wrap these up so we can start listing them for sale toward the end of May. Units 1 & 2 are also in flight and will follow shortly behind. Looking great out there!

    Activity – 4/1 – 4/29

    Brick Masonry work wrapped up and looks great!

    Wood (Cedar) Siding also wrapped up this month

    Units 3,4, 5 – Drywall has wrapped and walls have been textured and primed

    Units 3,4, 5 – Interior doors and Millwork has been installed

    Units 3,4, 5 – Kitchen cabinetry and bathroom vanities have been installed

    Units 3,4, 5 – Finish Painting (2 of 3 coats) has completed along with all millwork caulked, sanded and painted

    Units 3,4, 5 – Tile in guest and master bathrooms is 70% complete

    Units 1 & 2 Upper floors have drywall and first coat of mud on floors 2 and 3

    Marketing – Real estate signage has been installed on the site facing 80th

    Marketing – Updated comp set pricing sent through to ownership for review

    Electrical – main service was inspected and approved. Awaiting Seattle City Light to connect to our new meter pack.

    Upcoming Activity Preview (2-4 Weeks)

    Slab rework for the first floor of units 1 & 2 to commence. Will look to wrap by end of May & pour the new slabs. These units will continue through the end of June to wrap.

    Tile to continue in all units. Looking to wrap up in May.

    Units 3, 4 & 5 will largely wrap by the end of May complete with HW flooring, countertops and MEP trim out

    Marketing plan will continue to be executed. Listing units for sale scheduled for beginning of June

    Additional site work and final grading to wrap beginning of May paving the way for concrete and landscaping

    Contracts & Finishes:

    Plumbing fixtures have arrived and are sitting in storage (toilets and sinks are outstanding)

    Electrical fixtures have arrived and are sitting in storage

    Cabinetry & vanities – delivered, need to be installed

    Carpet, Hardwood & countertops – scheduled for May install

    Appliances (Refrigerators, Dishwashers, Ranges, Microwaves and Hoods) – all in storage

    Change Order & Overages Log (Full Summary on File):

    Chain is currently working out the final estimate and overages to wrap the project.
